Pre-Purchase Building and Pest Inspections

Why Building inspections are important? …

Many people spend $400 on a RACV inspection prior to purchasing a car valued between $5,000 and $30,000, yet neglect to apply the same caution when purchasing a property. A building inspection for a Melbourne property will cost you between $285 and $595 depending on the level inspection required, and is one of the single most important steps you should do before you proceed to sale. Building and property inspections are vital for anyone in Melbourne who is scouting for a new building to purchase. We also cater to those requiring a pest inspection.

Building Inspections …

Involves a complete investigation of the property’s structural integrity from the:

  • Exterior of the building
  • Interior of the building
  • Roof space
  • Subfloor space (if applicable)
  • Outbuildings (garages, carports, verandas, fences and so forth)
  • Pest inspection

1½ to 2Hour Inspection …

Generally you have a ½ hour maximum walk around, and you’re valuing the property in respect to its functionality, position, design, potential, and for other reasons so it’s most likely your unable to detect or may overlook problems that could seriously ruin your future plans. We are able to come to the building, as long as it’s in Melbourne, and take the real time required.

Many properties can be dressed up for sale and only an experienced eye can detect the faults. My 1½ to 2 hour thorough inspection (property condition depending), crawling under sub floor spaces and through roof voids is the only way to locate hidden problems during building and property inspections using a trained eye.

The Latest Technology …

To assist me in my inspections, I use the latest technology equipment from:

  • Computer Tablet Reporting which includes camera images added to the reports that highlight problems. This professional on the spot clear report writing allows the reports to be sent the same day.
  • Moisture Meters to determine hidden damp areas behind different surfaces.
  • The latest Thermal Imaging. I have a Certificate 1 in Thermography. Many inspection firms own thermal imaging cameras but do not hold a qualification or are even trained in using them. Without this training and experience, the equipment is virtually ineffective.

These sophistacted reporting techniques are all just apart of creating a sound building inspection report for customers.

Experience …

Over the last 32 years on I have worked with many tradesmen including; tillers, carpenters, cabinet makers, electricians etc… and that experience has allowed me to learn in detail about all the trade areas. Another important benefit using Home First Property Inspections is that I also have a licensed plumbing background. This expertise is charged as an extra with most building inspection companies for specialised reports on water damage from surface drainage, roof drainage, wet areas etc…

This knowledge is what I bring and include in all my inspections. I aim to infuse every building inspection report with these 32 years of knowledge.

Insurance …

For peace of mind and protection, we have insurance cover of $5,000,000 public liability and $1,000,000 professional indemnity.

Australian Standards …

Inspections meet the Australian Standards for building inspections (AS 4349.12007)
